Santanyi Developments is a design studio founded in 2012 and directed by Lionel Guyou.

Our work is based on each project ́s specific and unique conditions, its context and the client ́s aspirations.

In every project we pursue a calm, enjoyable atmosphere, which we achieve with time and passion.

We create open and light volumes with natural and noble materials to achieve a relax and warm architecture, where people find joy and peace.

We work together with the client to achieve the most suitable concept, functional and pleasant to be in.

Our mission include:

  • Developing the floor plan, construction lay-out, design, material mix, etc.

  • Coordinate the organisation of the project with the project management team (Architect and Technical Architect/Surveyor).

  • Coordinate, manage and facilitate the involvement of the different parties working on the construction process.

  • Oversee the construction work by attending the site several times per week in person throughout the construction progress

Construction

Santanyí Development also provide Management Service and Project Management of new construction, renovation and/or restoration.

Our services include:

  1. Years of experience in direct and personal customer service.

  2. Advice on choosing the Architect who will best develop your project and fit your needs.

  3. Procedures and follow-up of all documents and measures in order to obtain all permits and licenses to begin work.

  4. Comparison of different estimates provided by two or three building firms.

  5. Negotiation deadlines and payment conditions adequate to the proper development of the works.

  6. Draft of a contract that provides adequate protection against any disagreements during the course of the works.

  7. Supervision and collaboration with the technical and specialised project management throughout the construction process.

  8. Contracting water and electricity supplies during and after the works.

  9. Carrying out periodic reports and submitting the graphic follow-up (photo and video) to the promoter of work.

  10. Obtaining all certificates of end of works:

    • License for first occupation.

    • Certificate of habitability.

    • Cadastral procedures.
